For the first time in years, the Nashville market is handing some leverage back to buyers — and the people who'll benefit most are the ones who see it clearly. The Greater Nashville REALTORS association literally titled its 2026 outlook "A Shift Toward Balance," and the data backs it up.

Inventory is at a multi-year high

Middle Tennessee is carrying north of 11,000 active listings — roughly 3.5 to 4 months of supply, up from the 1 to 2 months that defined the 2021–22 frenzy. Listings have climbed year over year for four straight years. More choice, less competition.

Prices have flattened, not crashed

The metro median sits around $475K to $500K, essentially flat year over year, with forecasts calling for modest 2–4% appreciation in 2026. Nashville's steady stream of new residents keeps a floor under prices — but the days of double-digit jumps are gone.

Homes are also taking longer to sell than a year ago, and builders and sellers are back to offering concessions and covering repairs — things that were unthinkable three years ago.
